The property was a pre-existing budget motel Gage completely renovated into a modern studio apartment community.
The existing buildings provided the perfect bones for a value-add and change-of-use renovation. Each unit was transformed into a clean studio living space with brand-new interior finishes, including new flooring, fresh paint, new LED light fixtures, plumbing fixtures, subway tile, granite counters, and shaker cabinets.
The exterior received a complete makeover, with fresh paint, updated balcony rails, and Versico Roof.
Complexities included: navigating a change-of-use project in a fast-growing market. Our project had been underway in the Fall of 2019 and by March of 2020, COVID-19 almost stopped the project but Team Gage marched on and delivered the project, a completely transformed apartment community.
Centro Studio Homes is an excellent change-of-use of vacant hospitality space to repurpose into modern studio apartment homes. The project increased housing in the area by 307 units without the need for new construction.
